Deeds, Plats & Subdivisions

PLEASE NOTE: The Auditor’s office will not accept deeds after 3pm and will not accept subdivision plats after 3pm.


EFFECTIVE JANUARY 2, 2024

All documents being presented for transfer must be reviewed by the Porter County Auditor's office prior to being accepted.  Documents submitted in-person will require a minimum of 72 business hours for review by the Auditor's office. Please be prepared to leave a copy of those documents with our office when filing in-person.

Upon completion of our review of any submitted documents, they will then be presented for transfer and recording or returned with pending corrections.  In the event corrections are needed, the Auditor's office will only state what will need to be corrected in order for approval.

The Auditor's office does not provide legal advice of any kind, including measures required to correct any errors identified within the review process.  

Deeds:

    A new deed must be recorded any time you want to:

  • Add/remove a name from title
  • Place property into the ownership of a trust/business name
  • Convey the property to a separate individual(s)
  • Split/combine property

Pricing:

  • Parcel Transfer Fee: $10 per parcel per deed.
  • Sales Disclosure Fee: $20
  • Exempt Sales Disclosure: Free

Approving A Deed:

In addition to the requirements and fees of the Recorder's office and Assessor's office, these are the items that will be necessary for a deed to be approved by the Auditor's office:

  • Correct names of the grantors/sellers, including how they hold title to the property
  • Valid legal description of the property
  • Signatures (notarized) of all the grantors/sellers
  • Statement detailing where future tax bills should be mailed
  • Cash/check (payable to the Porter County Auditor) in the amount of $10 per parcel per deed being transferred

Plats & Subdivisions

All subdivision plats must be reviewed prior to the day of recording with the Auditor GIS Mapping Department.  

  • Each copy must be stamped at the Auditor’s office prior to recording
  • Each copy must be recorded on the same day of Auditor’s stamp
  • There is a fee of $10 per final parcel count – cash or check only - payable to the Porter County Auditor
  • There must be at least 2 mylar and at least 3 paper copies stamped at the Auditor’s office for recording
